East Nashville is the area we work in most. Forty-six of our completed projects sit inside 37206, 37216 and 37207, and thirty-three of those were interiors — more than any other part of our service area by a wide margin.

That volume matters here more than it would elsewhere, because East Nashville is not one housing stock. It is at least three, and each one wants a different approach.

Lockeland Springs, Edgefield and Five Points

The 1910s and 1920s dominate here — craftsman bungalows and cottages on narrow 50-by-150 lots, with original hardwood, covered porches and the trim detail that makes these houses worth owning.

They are also the most prep-heavy work we do.

Old plaster, not drywall. Hairline cracking is normal and it will telegraph straight through a fresh coat if it is only skimmed over. Cracks get bridged properly or they come back by the second winter.

Layers of lead-era paint. Anything from the original build predates 1978 by decades. That governs how we handle sanding and containment, and we say so before the work starts.

Original trim profiles. Deep, detailed, and often carrying eight or nine coats. Where the film has cracked we take it back to a sound edge — brushing another layer onto a failing one is how detail gets lost and how it fails again quickly.

Covered porches take the weather. Porch ceilings, posts and rails are the first thing to go on these houses and usually the highest-value part of an exterior scope.

Inglewood and Greenwood

Different era, different job. Inglewood is anchored by 1940s and 1950s all-brick homes on quarter-acre-plus lots — meaningfully larger than the 37206 average, with mature canopy over most of them.

Brick means the paintable exterior is trim, soffit, fascia and porch rather than the whole envelope, which usually makes for a smaller and more targeted exterior quote than owners expect. The mature tree cover is the complication: shaded elevations hold moisture and grow mildew, and that gets treated and rinsed before anything is painted rather than sealed under a new coat.

Modern Infill

The tall-and-skinny new builds scattered through both ZIPs are the opposite problem. Little prep, but the drywall is new and the finishes are flat and unforgiving — every roller lap and every touch-up shows. These want consistent technique and consistent product far more than they want aggressive prep.
