Commercial Painting in Franklin, TN

There are two commercial Franklins, and they need different painters on the same crew. Cool Springs is ten million square feet of office — corporate campuses, multi-tenant Class A buildings, medical suites around the hospital, and the restaurants and hotels that serve them. Downtown Franklin is four blocks of 19th-century brick storefronts on Main Street where the exterior color you pick has to get past the Historic Zoning Commission before a brush touches it. One is a scheduling and paperwork job; the other is a craftsmanship and permissions job.

Cool Springs: What Property Managers Ask Before They Let You In

Nobody paints a suite in a Cool Springs office building without clearing the building first. The questions are always the same, so here are the answers up front:

  • Certificate of insurance naming the owner and manager as additional insured. Sent before the start date. General liability and workers compensation.

  • Hours. Most buildings want nothing noisy or odorous between 7 a.m. and 6 p.m. We paint after 6, on weekends, or both. Low-VOC products mean the floor smells like nothing on Monday morning.

  • Freight elevator and loading dock booking. We book it, we pad it, we're off it by the time it's needed.

  • Building standard finishes. Many Cool Springs landlords have a spec — a particular white, a particular door color, a level of sheen. We match it exactly, or we match the tenant's brand if the lease allows.

  • Daily condition. Occupied floors are left clean every night: drop cloths up, ladders out of egress paths, nothing blocking a fire exit.

A typical Cool Springs interior for us is a tenant suite of four to six private offices, a conference room, a kitchen and a reception area, painted over two or three evenings and a weekend. One recent job was a conference room in light gray with white trim where the client took down the outlets, switches and flat-panel displays ahead of time; another was a full suite with five offices, kitchen, lobby, two restrooms and hallways, including several major drywall patches. Both were quoted as one fixed number.

Medical and Dental Around Williamson Medical Center

The medical office buildings clustered around the hospital and along Mallory Lane run on patient schedules, not office hours. We paint exam rooms one at a time on the evenings they're clear, waiting rooms and reception on a weekend, and we use low-VOC paint in every patient-facing room. A dental lobby and front office is a one-weekend job: close Friday, open Monday.

Downtown Franklin: Painting a Historic Storefront

Main Street is a National Register historic district, and the City of Franklin's Historic Zoning Commission reviews exterior changes within it — including, in many cases, a change of exterior paint color on a contributing building. If you're planning a new color scheme for a storefront, plan for the approval step; we're happy to walk the paperwork with you and put together the color samples the review asks for.

Once approved, the work itself is old-building work:

  • Wood storefronts, cornices and window frames. Scrape, sand, fill, prime bare wood with an oil or alkyd primer, two finish coats. Rot gets replaced or consolidated before paint, not hidden under it.

  • Brick. If it has never been painted, we'll usually tell you to leave it that way and clean it instead. If it was painted decades ago, it needs a breathable masonry coating so the brick can dry out, and any failing areas get stripped back to sound paint first.

  • Lead-safe practices on anything built before 1978, which on Main Street is nearly everything. Containment, HEPA cleanup, no open sanding.

  • Sidewalk and tenant coordination. Downtown sidewalks are busy. We work early mornings for the street face, cone off what we're working on, and keep the entry usable for your customers.

Interiors downtown are their own thing too: tall pressed-tin or plaster ceilings, exposed brick you want kept, plaster walls that need a different patching approach than drywall. We've painted a small Cool Springs restaurant's dining room and downtown-style cocktail lounge interiors; the same finishes and the same after-close schedule apply on Main Street.

Restaurants, Hotels and Retail in Cool Springs

The restaurant row along Cool Springs Boulevard and the hotels around the Galleria turn over finishes fast. Dining rooms get repainted after close over two or three nights; hotel corridors and guest-room blocks are done floor by floor with the block taken out of inventory for two days. Retail in the lifestyle centers is a night job with the roll-down gate closed and the mall's contractor rules followed.
