Green Hills has no single house type, and that is the whole story for anyone quoting paint here. Ranch homes, Minimal Traditionals and Cape Cods sit on the same leafy streets as Greek Revival, Colonial Revival and Tudor Revival houses, with contemporary new builds filling in the gaps.

Each of those wants something different, and a painter who quotes them all the same way is guessing on at least half of them.

Tudor and Colonial Revival

The revival-era homes here carry the most detail and the most risk in a quote. Tudors bring half-timbering, stucco panels and often steel casement windows; Colonials bring dentil work, shutters, columns and multi-pane sash.

Half-timbering is a maintenance item, not decoration. Where timber meets stucco is where water gets in. That joint wants inspecting and sealing before paint, not after.

Stucco has to breathe. Coat it with the wrong product and trapped moisture pushes the film off the wall in sheets. A breathable masonry coating is not an upsell here, it is the difference between a finish that lasts and one that fails in two seasons.

Steel casements need rust addressed at the metal. Painting over active rust hides it for a winter and no longer.

Ranch, Cape Cod and Minimal Traditional

The mid-century stock is more straightforward and usually better value. The paintable surface is trim, soffit, fascia, shutters and door, so an exterior quote here is often far smaller than owners expect — most of these houses are brick and the brick is best left alone.

Cape Cods bring dormers, which means working at height on a small, steep surface. That is a scaffolding and access question more than a painting one, and it belongs in the quote up front rather than as a surprise.

Contemporary Builds

Large windows and flat rooflines mean long, uninterrupted wall planes with a lot of natural light raking across them. Flat modern finishes are unforgiving — every lap mark and every touch-up shows. These jobs are won on consistency of technique and product rather than on prep.
