Hermitage sits on the east side of Davidson County, and its housing stock tells you most of what you need to know before a brush comes out. The bulk of the neighborhoods here — Hermitage Hills, Bridgewater, Tulip Grove, Highlands of Stone Hall, Villages of Riverwood — went up between the 1970s and the 1990s, on lots that run a quarter acre or better, with trees that have had forty years to fill in.

What Mature Trees Do to a Hermitage Exterior

Shade is the thing homeowners underestimate. A north-facing wall under heavy canopy stays damp long after the rest of the house has dried, and that is where mildew takes hold — usually in the bottom third of the siding, often behind shrubs where nobody looks until it has stained.

So an exterior here starts with a wash and a direct mildew treatment, not a coat of paint. Painting over live mildew buys you one season, maybe two, and then it comes back through the new film. Houses from this era share a few traits that change how a quote should be written.

Original trim and fascia. Forty-year-old wood that has been painted three or four times carries a lot of film build, and film build cracks. Where we find it we scrape and feather-sand back to a sound edge rather than laying another coat over a failing one.

Aluminum and early vinyl siding. Common on the mid-1970s and 1980s builds here. Both are paintable, and both need a bonding primer — aluminum in particular chalks heavily and will refuse a topcoat if that chalk is not washed off first.

The oldest pockets predate the 1978 lead cutoff. If your home is from the earliest end of the range, we handle prep accordingly and tell you before we start rather than after.

Finished basements and bonus rooms. Common in this housing stock and often the reason we are called. These rooms tend to have had the least attention since the house was built.
