What a 1920s-1950s Estate Home Demands

Millwork you cannot replace. Dentil molding, deep crown, paneled libraries, mantels, carved stair parts. Where the paint film on that detail has cracked, the fix is careful scraping and feather-sanding back to a sound edge — never another coat bridged over a failing one, which fills and softens profiles that took a joiner a week to cut.

True divided-light windows. Multiple panes per sash, every one with a glazing line. That is slow, hand-brushed work and it is where a cheap exterior quote quietly cuts corners.

Plaster, not drywall. These walls take a skim and a sand properly done, or every repair reads through the finish under the raking light these houses get from tall windows.

Lead paint is a given. The build dates are decades before 1978. Prep is planned around it and we tell you what that means before anything starts.

Slate, copper and painted masonry. Where masonry has already been painted, it needs a breathable coating so the wall can dry outward. Sealing a hundred-year-old brick or stucco wall under the wrong film pushes moisture into the structure rather than out of it.
