Commercial Painting in Mount Juliet, TN
Mount Juliet's commercial stock is young. Most of it went up after 2005, when Providence Marketplace opened and the retail, medical and office corridor along N. Mt. Juliet Road filled in behind it. That changes what a commercial repaint looks like here: less rot and rust to chase than in older parts of Davidson County, more lease turnovers, tenant build-outs and brand refreshes on buildings that are only fifteen or twenty years old. The Five-Day Suite Turnover
This is the Mount Juliet job we do most, so here is how it runs when the calendar is tight.
Day 0 — the walk-through, or photos if you can't be there. We need the square footage of wall and ceiling, the condition of the drywall (nail pops and anchor holes from the last tenant's shelving are normal; water staining under an HVAC unit is not), what stays and what goes, and whether the landlord's spec is "Landlord White" or the incoming tenant's brand colors. Day 1 — a fixed written price. One number for the whole suite: patching, priming the patches so they don't flash, two coats on walls, ceilings if they're in scope, doors and frames if they're in scope. No allowance lines that grow later. If the incoming tenant adds an accent wall after we've started, that is a written change order with its own price, not a surprise on the invoice.
Days 2–5 — production. A vacant 1,500–3,000 square foot suite is typically two to three days of painting for a crew of two or three, plus a day of prep at the front. Occupied spaces take longer because we work around people; vacant ones go fast because we can spray ceilings and back-roll walls without masking a single desk.
Handover. We walk it with you or your tenant, touch up anything you point at, and leave the space clean enough to hand keys over the same afternoon.
Warehouse Offices, Breakrooms and Front Lobbies
Mount Juliet has more distribution and fulfillment square footage than any suburb in Middle Tennessee, and those buildings have a specific problem: the office and breakroom finishes were installed to a budget and they take a beating. Scuffed corridor walls from carts, chipped door frames, breakroom walls that have absorbed years of microwave steam.
For these we usually recommend a scrubbable eggshell or satin on corridors and breakrooms rather than the flat the builder used, and a more durable coating to chair-rail height where carts and chairs hit. It costs a little more per gallon and saves the next repaint by years. We can also do the exterior man-doors and bollards while we're there.
Scheduling for these sites is straightforward: most run shifts, so we paint the office side during the quietest shift and the breakroom on a weekend. We carry a certificate of insurance for any site that requires one before a contractor walks in.
Medical and Dental Along N. Mt. Juliet Road
The medical offices between Providence and the Lebanon Road interchange are almost all suites in multi-tenant buildings, which means two sets of rules: yours and the building's. We coordinate with the property manager on after-hours access and elevator use, and with you on which rooms can be out of service on which days.
Patient-facing rooms get low-VOC paint so there is no smell the next morning. A recent dental office job was a lobby and front office repainted over one weekend, open Monday at 8. A treatment room typically takes an evening.

Exterior touch-ups and small exteriors — signage areas, railings, a single elevation: $1,900 – $3,700. Full commercial exteriors are quoted from a site walk.
Two things move a commercial quote more than square footage: ceiling height (a two-story lobby is a lift job, not a ladder job) and hours (a fully off-hours schedule costs more than a vacant suite). Both are in the written price, not discovered later.
