What a 1950s Brick Ranch Actually Needs

The brick usually is not the problem — the trim is. On these houses the paintable surface is fascia, soffit, window trim, the porch posts and the garage. That is seventy years of repainting, and old film builds up, cracks and lifts at the edges. We scrape to a sound edge and feather-sand rather than bridging a failing coat with a fresh one, which is the shortcut that has you calling someone again in two years.

Original wood windows. Plenty of Donelson ranches still have them. They need glazing checked and putty repaired before paint, or the new coat just seals in a gap that keeps letting water past.

Anything pre-1978 may carry lead paint underneath. Given the 1950s build dates, that is most of this housing stock. It changes how prep is handled and we tell you before we start, not after.

If the brick has already been painted. A surprising number here have been, and once brick is painted it stays painted — stripping it is rarely worth the cost or the risk to the masonry. What matters then is using a breathable masonry coating so trapped moisture can escape rather than pushing the film off the wall.
