Leiper's Fork is a village of roughly 650 people in western Williamson County, about ten miles west of Franklin. It was added to the National Register of Historic Places in 1998, and a preservation effort in 1995 protected its nineteenth-century architecture and the surrounding farmland from the sprawl that reshaped nearly every other community within thirty miles of Nashville.

Nineteenth-Century Buildings and Restored Cabins

The historic properties here carry hand-carved woodwork, original brick, Queen Anne and craftsman detail — the kind of material that cannot be replaced if a painter takes it back too aggressively.

Detail survives or it does not. On carved and molded work the fix for a cracked film is patient scraping and feather-sanding to a sound edge. Bridging it with another coat fills the profile; over-sanding destroys it. There is a narrow correct answer and it takes time.

Lead paint is a certainty on genuine nineteenth-century stock. Prep gets planned around it and we say so before we start.

Old brick has to breathe. Where masonry has been painted at some point, it needs a breathable coating so moisture can leave the wall rather than pushing the film off it. On a two-hundred-year-old wall that is not a preference.

Plaster and lath. Cracks want bridging properly, not skimming, or they reappear by the second season.

Modern Farmhouses and Custom Estates

The other half of the market is new: architect-designed estates and modern farmhouse builds, most on five acres or more. Different work entirely — minimal prep, but large uninterrupted elevations, tall entries, and the flat modern finishes that show every lap mark. These are won on consistent technique, correct product and proper access equipment rather than on preparation hours.

Barns, Fencing and Outbuildings

This is one of the premier equestrian areas in Middle Tennessee, and most properties carry barns, fenced pasture and sometimes riding arenas. Board fencing is a large linear footage and a genuinely different scope from a house — it wants pricing openly up front rather than being bolted on later. Metal roofing and metal barn siding need the right bonding or etch primer, and rust gets treated at the metal rather than painted over.
