Deck & Fence Staining in Franklin, TN

Franklin has two distinct deck populations and they require different thinking.

The first is new construction. Franklin is one of the fastest-growing areas in Tennessee — Berry Farms, Westhaven, Sullivan Farms, and dozens of other subdivisions have added thousands of new decks in the last decade. New pressure-treated lumber is a specific situation: it needs time to dry before it will properly accept a penetrating stain, typically 6 months to a year depending on how the lumber was kiln-dried. Apply stain too early and you trap moisture — the finish fails before it starts. We'll assess your new deck and tell you exactly where it stands.

The second population is older. Franklin has a substantial stock of homes built in the 1980s and 1990s with original or early-replacement decks that have been through multiple stain and possibly paint cycles over the decades. These need careful assessment before any new product goes down. Existing finish type, wood condition, and what's been applied previously all determine what we can do and what will hold. We don't guess — we look at what's there and tell you honestly what the right path forward is.

For both populations, our standard product is Benjamin Moore Woodluxe penetrating oil-based stain. Semi-transparent for decks in good condition with clean, consistent wood. Semi-solid for decks with more surface variation or weathering. Woodluxe penetrates rather than films, which means it handles Franklin's climate properly and recoats cleanly when the time comes.

We don't recommend deck paint. Paint creates a surface film that fails in humid climates — peeling, chipping, blistering. It's the wrong product for a deck in Middle Tennessee regardless of the home's age.

Do this test right now: Splash a cup of water on your deck. If it soaks in instead of beading up, your finish is gone and it's time to act before the wood starts showing damage.
